What to Expect When Selling Your Home

A step-by-step overview of the home selling process from listing to closing.

The Selling Process

Selling a home involves several stages. Understanding each one helps you know what to expect.

Stage 1: Preparation

Initial Consultation

We meet to discuss your goals, timeline, and the current market. I'll provide a market analysis to help determine pricing.

Preparing Your Home

Depending on your situation, this might include:

  • Decluttering and cleaning
  • Minor repairs
  • Staging considerations
  • Professional photography

Stage 2: Listing

Going Live

Your home is listed on the MLS and begins appearing on real estate websites. Marketing materials are distributed.

Showings

Buyers and their agents schedule showings. I coordinate these with your schedule to minimize disruption.

Stage 3: Offers and Negotiation

Receiving Offers

When offers come in, I'll explain each one clearly - price, terms, contingencies, and timeline.

Negotiating

We may counter-offer or negotiate terms. My job is to help you get the best outcome while keeping the deal together.

Accepting an Offer

Once terms are agreed upon, both parties sign the purchase agreement. The clock starts on contingency periods.

Stage 4: Under Contract

Inspections

The buyer typically has an inspection contingency. After their inspection, they may:

  • Accept the property as-is
  • Request repairs
  • Request credits
  • Cancel (if significant issues)

Appraisal

If the buyer is financing, their lender orders an appraisal to verify the home's value.

Loan Approval

The buyer's lender completes underwriting and issues final loan approval.

Stage 5: Closing

Final Walkthrough

The buyer does a final walkthrough to verify the property's condition.

Signing

You'll sign closing documents at the title company or with a mobile notary.

Funding and Recording

The buyer's funds transfer, the deed records, and you receive your proceeds.

Timeline

The entire process typically takes 30-60 days from offer acceptance to closing. Marketing time before receiving an offer varies based on pricing, condition, and market conditions.
